Own real UK property and generate reliable rental income while your asset grows in value. With mortgage leverage, you can control more property with less capital and build your portfolio faster.
Get StartedDirect property investment means purchasing a physical property in your own name or company, giving you full ownership and control over the asset. Investors typically generate returns through rental income and long-term property value growth.
Unlike property funds or REITs, direct investment allows you to own the property outright, decide how it is managed, and benefit directly from both income and capital appreciation. Many investors also enhance their returns by using mortgage finance to leverage their investment.
Generate regular rental income from tenants while benefiting from long-term property price appreciation, helping to build wealth over time.
Property is one of the few asset classes where investors can easily use borrowed capital to increase purchasing power. By using a buy-to-let mortgage, investors can control a higher-value asset with a smaller initial deposit, allowing them to scale their portfolio and amplify potential returns.
Unlike stocks or funds, property is a physical asset you own and control. Investors can choose the location, rental strategy, and management approach, giving them greater influence over how the investment performs.
At Smart Legals, you can choose from a range of carefully selected opportunities, including completed properties, off-plan developments, and specialist supported housing investments. Each option is designed to suit different investment strategies.
Ideal for investors who want immediate rental income. These properties are fully built and tenant-ready, allowing you to start generating returns straight away, often with buy-to-let mortgage finance.
A popular option for investors focused on capital growth. By purchasing before construction is complete, investors can often secure property below market value, benefiting from price appreciation during the build.
Designed for investors seeking secure, long-term income. These properties are typically leased to housing providers on long-term agreements, creating stable and predictable returns.
Investing in property is a straightforward process. Here are the key steps from reservation to completion.
Secure your chosen investment with a £5,000 reservation deposit. This takes the property off the market while the legal process begins. The reservation deposit is credited back to you at exchange.
Select a property solicitor to guide you through the conveyancing process. Your solicitor will carry out legal checks, review contracts, and manage the transaction on your behalf.
Once legal checks are complete, contracts are exchanged between buyer and seller. At this stage, your reservation deposit is applied toward the purchase, and the transaction becomes legally binding.
If you are using mortgage finance, this is typically arranged shortly before completion. For off-plan properties, investors usually delay arranging mortgage finance until the development is closer to completion, as construction timelines can extend over several months or years.
On the completion date, the remaining balance for the property is paid (usually funded through your mortgage lender and remaining capital). Your solicitor will also arrange payment of Stamp Duty Land Tax using funds you provide prior to completion. Once completed, the property is legally transferred into your ownership.
If you prefer a hands-off investment, we can arrange professional property management services after completion. This can include tenant sourcing, rent collection, maintenance coordination, and ongoing management so you can enjoy the benefits of property ownership without the day-to-day involvement.
