How It Works

Investing in property is a straightforward process. Here are the key steps from reservation to completion.

Reserve Your Property

Secure your chosen investment with a £5,000 reservation deposit. This takes the property off the market while the legal process begins. The reservation deposit is credited back to you at exchange.

Appoint a Solicitor

Select a property solicitor to guide you through the conveyancing process. Your solicitor will carry out legal checks, review contracts, and manage the transaction on your behalf.

Exchange Contracts

Once legal checks are complete, contracts are exchanged between buyer and seller. At this stage, your reservation deposit is applied toward the purchase, and the transaction becomes legally binding.

Arrange Finance

If you are using mortgage finance, this is typically arranged shortly before completion. For off-plan properties, investors usually delay arranging mortgage finance until the development is closer to completion, as construction timelines can extend over several months or years.

Completion

On the completion date, the remaining balance for the property is paid (usually funded through your mortgage lender and remaining capital). Your solicitor will also arrange payment of Stamp Duty Land Tax using funds you provide prior to completion. Once completed, the property is legally transferred into your ownership.
